The acreage is being offered as one parcel. A total of 102.65 acres. Subject to the reserve of $821,200.00($8,000.00 per acre). The seller will not pay the CAUV tax recoupment. The property is not currently in a farm lease. This sale is only for the surface rights, the mineral rights are owned by Columbia Gas.

By placing the high bid and when the bid is accepted, you are contractually obligated to buy the real estate at the price stated as your bid, Buyer’s Premium, fees, and all other applicable Buyer closing costs.

The successful bidder will deposit $50,000.00 (earnest money deposit), non-refundable, payable on the day of the auction in cash, check, or by electronic transfer, to be held by Auction Ohio Real Estate Trust Account. Failure to execute the purchase contract and tender the earnest money deposit will be in default.

Each Buyer is responsible for conducting their own due diligence on the Property before bidding. The buyer is encouraged to conduct an inspection(s) prior to bidding.
