B) The property sells; subject to ta $350,000 RESERVE (or minimum bid).

C) The successful bidder will be contacted at the conclusion of the auction for arrangements to obtain electronic signature/s and tendering of the $25,000.00 earnest money deposit by wire transfer.

D) Closing shall take place as soon as possible after the entry of an order approving the sale of the property by the Bankruptcy Court but, within 20 days after the entry of an order of the Bankruptcy Court approving the sale, unless otherwise agreed by the parties.

E) Seller will pay for preparation of deeds, county conveyance fees & proration of real estate taxes.

F) If the Buyer desires title insurance, it will be at the Buyer’s expense.

G) There is a 10.0% Buyer’s Premium charged to the Buyer & collected at closing.
